What is the Economic use Doctrine in Eminent Domain?

Hello, my name is Raymer Maguire, I’m an eminent domain practitioner, and I limit my practice to representing property owners and businesses. And the question at hand is, what is the economic use doctrine? The answer is, the economic use doctrine states that if a zoning law eliminates all economically viable use of a parcel of property, it is considered as if the government took the property, representing just compensation.
